new home inspectionsNEW HOME INSPECTIONS AS WELL AS INSPECTIONS FOR HOMES UNDER CONSTRUCTION Most people think that inspections on new houses and units are not required because they are covered by a warranty and it is new. This is true but wouldn’t it be much easier to give the builder a list of imperfections, or defects, before you move in rather than having tradesmen requiring access on several occasions when you are busy working. Also, the frustration of not being able to use a faulty shower for a week after moving in can take the gloss off a new house. Our report also provides relevant information for a new home owner. One obvious area is the changes to termite systems to concrete floors in June 1995 made substantial changes to slab design and set new requirements for external paving and landscaping. Wouldn’t it be easier to know what to do when paving or landscaping, rather than treat and repair costly termite infestation in 3 years due to not knowing what to do? Building a new home
If the house is constructed on a concrete raft slab, then the slab would be designed and certified by an Engineer. Ask for a copy of this certification. We inspect the building when the framework is completed, roof tiles on and brickwork is completed and before internal linings are fitted.
This
allows reporting on the structural framework as well as cavity flashings and
roof tiles.
Buying a new home that is completed. Our reports provide extensive information on the type of construction and its adequacy. Various Australian Standards may be referenced if required. We are not able to inspect lined walls, but the inspection includes roof construction. Showers are tested for leaks and a check is made to internal and external finishes, fixtures and materials.
